Project Westminster Court
Location Sovereign Island
Architect TJB Design
Project Engineer Ross Keene
This house was constructed on a fanning north facing block within the exclusive Sovereign Islands with uninterrupted views up the Broadwater. The owners were originally going to build on a double size block however their architect's skillful design approach and style allowed them to achieve what they desired on one title. From the master bedroom level on the rooftop, which includes a private pool surrounded by planting, to the large basement carpark this design is modern, practical and presents accordingly when viewed from either the street front or water.
This four level residence is constructed on top of a large basement which includes car park, gym media room, games room and cellar. The architect's modern design required intricate structural detailing to achieve the desired cantilevers and wall/roof lines and curves you see within its elevations. The building is supported on deep piles to control differential settlement between the residence and adjoining structures including the ground level pool which has port holes that view into the adjoining basement rooms. The floors are essentially reinforced concrete supported on blockwork and cast insitu concrete where required. Strict deflection controls were required to ensure the roof-top pool water line remained level when filled. Westera Partners also assisted the client during the design, tendering and construction stage to ensure the project was delivered on time and within budget.
The original clients still enjoy the property to this day. The ground level pool, surrounding decks and large covered terraces, which view north to the water, really are an entertainer's delight. The architects signature style and attention to every last detail will ensure that this property will continue to be a sought after, solid investment for the owners in the future.
