Summary of the Project
The project comprised a three storey concrete and masonry framed structure with basement level car parking, two levels of showrooms and workshops and a concrete roof level all designed to allow additional floor levels to bring the ultimate building height up to eight storeys in some areas.
Westera Partners was tasked with providing civil and structural engineering services for the project. A wide variety of difficult conditions existed across the site which varied from rock to stiff clays to soft natural soils and fill. The ultimate design of the building to eight storeys was not clear and therefore allowances needed to be made during the design process so as not to limit the future potential of the building.
A detailed management plan had to be followed during the excavation to deal with the contaminated soils and acid sulphate soils. The foundations were varied across the site and included driven concrete piles, spread footings into rock and very stiff clays and some bored piles where unexpected pour ground was encountered. The structure comprised reinforced insitu concrete columns, corefilled masonry, precast concrete wall elements and post tensioned suspended slabs. Underslab drainage was installed to sections of the basement ground slab to relieve potential hydrostatic pressures created by groundwater seepage out of the rock excavation at the rear of the property. Oversized footings, columns and transfer beams were designed to accommodate the possible future extensions.
Despite many difficulties with the site and with the development of the final design for the building and the use of two different architects on the project, the final outcome has been a very attractive building that beautifully showcases exotic luxury cars from around the world.
